I’ll be the first to admit that I’m terrible at building in The Sims 4.

However, if I have a little bit of guidance, I can build something that looks pretty alright.

And that’s where floor plans come in!

Using house plans for REAL houses as building inspiration in the sims is something you have to try.

If you’re like me and load into an empty lot staring at the screen with NO idea how to get started, floor plans can boost your creativity and give you the build-inspo you need!

Best Sims 4 House Layouts

Here’s a list of my some of my absolute FAVORITE house layouts for sims 4 that will help you build incredible houses no matter whether you want to build a modern farmhouse or a starter home! And for even more sims 4 house inspiration, check out my list of Ultimate Sims 4 Build Ideas.

1. Modern Floor Plan with 3 Bedrooms

It’s incredible how much moving a few walls around or adding one here and there can completely change the layout of a build in the Sims 4.

This modern floor plan for Sims 4 is essentially a square with some creative wall placement and an attached garage that makes this 3-bed, 2-bath home feel very cozy and livable.

The great thing about this home (and the others on this list) is that you’re able to draw inspiration from the exterior photos included but ultimately you’re able to make them look however you want!

2. Starter Home House Layout

If you’re looking for a simple design that still has everything you could ask for then this is a fantastic option!

The single-story floor plan is made up of 3 bedrooms, 2 bathrooms, a decent-sized living room, and a kitchen all squeezed into a fairly compact home.

This sims 4 house layout is a perfect starter home for just about any family.

3. Craftsman Bungalow 2-Story Floor Plan

From the outside, Craftsman-style homes have some of the coolest design elements that show you how much time and effort went into making the home.

You can easily make the inside match by using lots of wood accents and expressive wood beams on the ceiling.

If you want to keep the authenticity of the build, but don’t want wasted space, you can keep the garage and convert it to an extra bedroom or a sweet hangout.

Altogether this is a wonderful option for a family home due to the open floor plan on the first floor and close bedrooms on the second floor.

4. Contemporary A-Frame House Plan

If you are anything like me, either now or at some point in your life, you’ve dreamed of living in an A-frame home.

With the slanted walls you may think you’re bound to have less room than in a traditional house but with this great 3 bedroom, 2 bath design you’ll find there is plenty of space for your sims family.

One of my favorite parts of this design is the open area on the second floor connecting to the great room on the first floor giving you a dramatically high ceiling.

This unique design and floor plan would be a great fit in both Granite Falls or Moonwood Mill!

5. Modern Farmhouse House Layout

I really love the way this house blueprint has things laid out!

The idea of having the indoor living area on one side and the garage and outdoor living area on the other side is a very unique and good use of space.

Instead of making the garage the classic rectangle shape, there is an extra section that connects to the outdoor living space in the back. That space could be used as a workshop area and still have room for the “cars” you might put in the garage.

One the inside of the house your sims will walk into a grand foyer with plenty of room for a chandelier. They will also be blown away by the living room with its high vaulted ceiling.

Having 3 beds and 2 baths makes this the perfect family home and would look great on a lot in Henford-on-Bagley!

6. Mansion Floor Plan

When you’re looking for sims 4 mansion floor plans often times bigger is better. Well, it doesn’t get much bigger than this!

With 6 bedrooms, 7 full baths, 3 half baths, and enough room for 5 cars in the garage you’re getting over 15,500 square feet of living space. That’s more than your typical Walgreens.

This blueprint has lots of interesting dedicated rooms including a billiards room, a media room, and a trophy room that could all easily be repurposed to fit your sim’s luxurious needs.

7. Cute Small House Floor Plan

If you’re working with a narrow lot but still want plenty of living space this single-story floor plan for the sims 4 is too cute to pass up.

These sims 4 floor plans have the interior set up so that all of the bedrooms are on one side and the living space, dining space, and kitchen are on the other.

This setup allows for a larger feel by being able to see all the way to the kitchen as soon as you walk in the front door.

8. Modern Mansion House Layout with 4 Bedrooms

I LOVE the implied simplicity of this sims 4 house design both inside and out.

It is essentially just a bunch of squares stacked together in a very interesting way. Once together though it gives off a very dramatic appearance.

Once you get your walls laid out make sure to use some ultra sleek finishes to give this home to the ultimate modern look.

This sims 4 floor plan has 4 beds, 3.5 baths, a 2 car garage, and a roof top sundeck.

I could definitely see some wealthy young sims living in a home like this!

9. Modern Tiny House

If you’re new to building houses in the Sims 4 or you’re just looking for a way to make Sims 4 house layouts easy, a tiny home is a great place to start.

There’s not a lot that goes into these 1 bedroom, 1 bathroom homes so instead of spending all of your time getting the walls in the right place you can focus on making the space functional and beautiful.

Another perk of building a tiny home is with the tiny living expansion you’ll gain lot perks that make gameplay easier!

10. Craftsman Family Home Blueprint

One design element I love in houses, especially when it comes to sims 4 houses, is a room that extends to the second floor so the house has crazy high ceilings!

The open dining area and kitchen that leads into the living room make the interior of this home feel very spacious.

Something that makes this a really great family home in the sims 4 is that all of the bedrooms other than the master are on the second floor. That means the adults in the house can live on the first floor away from all of the noise from the kids upstairs.

11. Barndominium House Plan

When you think of a barn you probably think of a large structure with lots of open space on the inside, right?

Great, now divide that space and put nice walls and the things you’d find in a traditional home inside and you’ve got a barndominium.

The best part of a barndominium is there is plenty of room in the back for your sims obnoxiously large hobbies without having to build a second building for their workshop.

12. French Country House Layout with 4 Bedrooms

I’ll admit it, the outside of this house is totally what drew me in. Once I took a closer look though I really loved the house layout as well.

It has lots of interior living space including a 2-story living room but what I’m absolutely obsessed with is the large rear porch with a fire place and grill!

If you’re looking for a French Country sims 4 building layout, then this has some great inspiration both inside and out.

13. 2-Story Suburban House Plan

When I think of a suburban home I see something that isn’t necessarily exciting or unique but is very functional.

Lucky for you, that is exactly what we have here.

On the first floor, the living room, kitchen, and dining room are all wide open and connected meaning your furniture placement is what will ultimately “divide” the rooms.

All of the bedrooms are located on the second floor as well as a bit of extra storage above the garage for all of the holiday decorations you’ve been collecting.

And if you’re wanting to really go for the suburban feel, make sure you duplicate this house on the surrounding lots but switch up the colors and finishes.

14. Charming Cottage Floor Plan with 2 Bedrooms

This sims 4 house blueprint is less than twice the size of the tiny home I listed earlier in this post! That being said, it’s amazing how much more you can fit into a home with that bit of extra space.

One house layout tip I have is that adding some outdoor living space can vastly improve the feeling of the size of a house without actually adding much to the house itself.

In this example, there is both an open front porch and a screened-in side porch that are really nothing more than rectangles with a roof.

You can also use the space around your home in creative ways to really maximize your sim’s living experience.

15. Small Midcentury Modern Home Plan

I am a SUCKER for these slanted roofs. A lot of the time they mean the living room will not only have a slanted ceiling but a higher ceiling than the rest of the house.

Even though this house plan isn’t the biggest, it makes the most of the space it does have and is able to squeeze 4 bedrooms in.

This is a 2-story home but one of the floors is essentially a fully furnished basement!

16. Luxury House Plan with Pool

How have we not had a pool yet? Well, here it is!

This luxurious home features an open interior with a central living room and kitchen that are surrounded by bedrooms and a recreational room.

This sims 4 floor plan makes great use of meshing indoor and outdoor living space. I mean, there’s an outdoor kitchen! How cool is that?

17. Midcentury Single Story House Blueprint

Another of my favorite houses to build in sims 4 is a single-story midcentury modern home.

The wide patio doors that connect the great room and the outdoor living space allow for the two areas to function practically as one.

Something I really admire about these midcentury modern floor plans is that the already large rooms feel even bigger thanks to the sizeable windows.

Make sure you pick a larger lot for this home because with that kind of space spread out over one floor you’re going to need it!

18. Country Farmhouse Family Home Plan

Maybe it’s because this house reminds me a little of my grandma’s house but, there is something so classic about a country farmhouse.

If the idea of a wide-open floor plan is not your idea of a good time then this sectioned-off room style will probably be exactly what you’re looking for.

With each room being separate there is a lot of opportunity for setting up different specific rooms such as an office, game room, or you could even turn the breakfast room into a special room for your gigantic cupcake machine.

I also love the idea of making the “optional floored attic space” into a secret room that only your sims know about!

19. 3-Bedroom Cottage House Layout

I know I’ve talked about how much I love super high ceilings and big living rooms; however, I also have a soft spot for these smaller homes where the second floor maximizes the space in the roof that would typically just be turned into an attic.

I’m starting to think I can appreciate just about any house. 🤷

Specifically, bedroom number 2 with its cathedral ceiling would make for an awesome teen sims bedroom!

Going with an open concept layout in the sims 4 will almost always make the living space feel larger than it actually is. This is thanks to the lack of walls allowing rooms to connect that traditionally wouldn’t.

20. Vacation Cabin Floor Plan

Here is another easy sims 4 house layout that anyone can make!

It’s one large rectangle with 3 smaller rectangles inside. It doesn’t get much easier than that. Throw in some doors and you’ve finished the basics of the build.

With the size and simplicity of this 2 bed, 1 bath home, it would be great to use as a rental in Granite Falls or Moonwood Mill.

21. Easy Modern House Layout

From the front, this house design is deceptively small. Once you get inside, the home opens up into a large, connected kitchen and living room.

On top of that, nearly every room in this build has a vaulted ceiling which is incredible.

The rear of the house opens up to a nice patio that could easily be made into a lush living space with the right landscaping.

22. New American House Plan with 4 Bedrooms

Your sims family is growing and they’re in desperate need of a new home with more bedrooms. They’ve searched for something to fit their needs and come up empty-handed.

What’s the next logical step? Let them build the home of their dreams!

This massive, yet manageable 4 bedroom New American house is an obvious choice. Not only is the highly contrasted outside stunning but the inside is incredibly functional.

It has open living space in the common area as well as a couple of extra spaces throughout the home for an office or one of those gigantic doll houses for kids.
